The Challenge

Parking Deck Structural Restoration

The North Tower parking garage at Stepping Stones Apartments had reached a critical state of deterioration. Aging reinforced concrete slabs, corroded steel beam connections, and compromised structural integrity demanded a comprehensive intervention — not a patch job, but a full structural rebuild of the garage and exterior ramp.

DeRosa Builders engaged L&M Roofing for the complete structural restoration scope: installation of new W12x50 steel columns with epoxy anchor systems, full concrete deck demolition and replacement with a new 6-inch reinforced slab on composite metal deck, waterproofing membrane systems, and a new asphalt driving surface. Every phase requires precision coordination with temporary shoring to maintain structural stability during active demolition.

Scope

Engineering the Restoration

A complex structural restoration requiring precision steel and concrete work coordinated with active shoring operations

New Steel Columns

W12x50 steel columns with custom 1" base plates, leveling nuts, and 3/4" epoxy anchor bolts set into existing footings with non-shrink grout beds

Structural Steel Beams

New steel beams installed per structural plans with bolted and welded connections to existing W36x160 girders and new columns

Concrete Deck Replacement

Sawcut and removal of deteriorated existing slabs, replaced with new 6-inch reinforced concrete on 1.5-inch composite metal deck with welded wire fabric

Concrete Repair & Crack Injection

Chip and remove deteriorated concrete to expose corroded reinforcing steel. Clean, treat, and patch to original profiles. Structural epoxy injection of all horizontal cracks

Beam Reinforcement

New 1/2" x 6" stiffener plates and 1" x 9" cap plates welded to existing W36x160 beams at critical load transfer zones and column connections

Waterproofing System

Full waterproofing membrane applied to the new deck surface to protect against moisture infiltration before the asphalt wearing course

Structural Shoring

Temporary shoring systems installed before any demolition to maintain structural stability of the multi-level garage throughout the reconstruction phases

Exterior Ramp Restoration

Complete structural repair of the exterior access ramp matching the garage deck scope — new beams, concrete slab on metal deck, and waterproofing

Asphalt Paving & Finishing

New 2-inch asphalt wearing surface installed over the waterproofed deck for vehicular traffic with proper slope-to-drain grading

Beyond Roofing — Structural Steel & Concrete

This project demonstrates L&M Roofing's capabilities far beyond traditional roofing. The scope includes structural steel erection, reinforced concrete construction, and precision demolition — work typically associated with general contractors and structural steel fabricators.

Every phase requires coordination with the structural engineer of record. From verifying existing footing capacities to certifying welded connections on W36x160 beams, this is heavy structural work executed with the same precision L&M brings to building envelope projects.
