Most system comparisons online are written by a manufacturer or a contractor who installs one thing. THE SYSTEMS, SIDE BY SIDE

Single-ply membranes: TPO is a white, heat-welded membrane β€” reflective, economical, and a strong fit for large open roofs where cooling costs matter; expect roughly 20–30 years from a well-installed assembly. EPDM is black synthetic rubber with decades of proven field history, excellent in freeze-thaw climates and simple to repair, typically 25–30+ years. Asphaltic systems: modified bitumen is a multi-ply, redundant membrane that tolerates foot traffic and penetrations well β€” a workhorse on NYC multifamily and institutional roofs, 20+ years. Built-up (BUR) assemblies remain among the most durable and puncture-resistant choices for roofs that get service traffic, commonly 20–30 years.

Liquid-applied: PMMA systems (we are Siplast Parapro certified) install cold with no open flame, conform to complex details, and are increasingly specified for occupied-building reroofing by NYC agencies. Hot fluid-applied rubberized asphalt (American Hydrotech) is the premium fully-adhered, monolithic membrane used beneath green roofs, plazas, and amenity decks, with service lives that can run decades when protected. The honest rules of thumb: occupied buildings and tight logistics favor cold-applied and PMMA; green roofs and amenity decks favor hot fluid-applied; large open industrial roofs favor single-ply; and heavily trafficked roofs favor multi-ply asphaltic systems. Spec, insulation, drainage, and installation quality matter more than the brand on the roll.

Which commercial roof system lasts the longest?

Protected membranes last longest: hot fluid-applied rubberized asphalt under a green roof, pavers, or overburden can serve for decades because the membrane never sees UV or foot traffic. Among exposed systems, well-installed EPDM, BUR, and multi-ply modified bitumen assemblies routinely reach 25–30 years. Installation quality and detailing drive the real number.

Which system is most economical?

On large, open roofs, TPO usually wins on installed cost per square foot. On smaller NYC roofs with many penetrations, the mobilization and detail work dominate cost, and multi-ply or liquid-applied systems often price competitively while handling the complexity better. What is best for an occupied building in the city?

Cold-applied and PMMA liquid-applied systems β€” no open flame, low odor options, and phased installation. This is why NYC agencies increasingly specify PMMA for occupied-building reroofing, and why we maintain Siplast Parapro certification.
