COMMERCIAL ROOFING & RESTORATIONBROOKLYN, NYC

Brooklyn's building stock asks more of a roofing contractor than almost anywhere else: pre-war multifamily walk-ups with aging parapets, large affordable-housing campuses, and a wave of new mixed-use development where Local Laws 92 and 94 require sustainable roofing zones on new roofs. L&M Roofing works across all of it — as an MBE-certified, self-performing envelope contractor that has served New York City since 1970.

From new-construction waterproofing and green roof assemblies on developments like Coney Island Phase I and Vital Brooklyn, to phased reroofing and façade restoration on occupied residential buildings, our own crews — never sub-tiers — deliver the work under prevailing-wage and MWBE requirements that Brooklyn's public and institutional owners demand.

ROOFING SYSTEMS WE INSTALL

Brooklyn work spans the full range of systems we self-perform: hot fluid-applied rubberized-asphalt waterproofing (American Hydrotech) beneath vegetated roofs and pedestal-paver amenity decks on new construction; Siplast Parapro PMMA liquid-applied systems for occupied-building reroofing; modified bitumen and built-up assemblies on institutional buildings; and cold-applied systems where open flame is prohibited. Parapet, coping, and railing packages are fabricated in-house — one submittal package, one accountable installer.

Case Study: Coney Island Phase I — Waterproofing & Amenity Decks

On the Coney Island Phase I mixed-use development, L&M self-performed the complete roofing and waterproofing scope: American Hydrotech hot fluid-applied rubberized-asphalt membrane with insulation and ballast, green roof zones, and pedestal-set concrete paver amenity decks — the exact assembly Local Laws 92/94 push new Brooklyn buildings toward. Our Brooklyn portfolio also includes multifamily new-construction roofing at Vital Brooklyn Phase 1. When the roof is also the residents' outdoor space, detailing and waterproofing have to be right the first time.

BROOKLYN ROOFING FAQS

Do NYC's green roof laws apply to my Brooklyn building?

Local Laws 92 and 94 require a sustainable roofing zone — green roof or solar — on most new buildings and major roof replacements in NYC. We install compliant vegetated assemblies and the waterproofing beneath them, and can advise which path fits your building and budget. Call (914) 937-1030.

Can you reroof occupied multifamily buildings in Brooklyn?

Yes — phased work on occupied residential buildings is our specialty. We plan staging, protection, and scheduling around residents, and we have delivered multi-building programs on fully occupied campuses.

Are you MWBE certified for city and state work?

Yes — L&M is a certified Minority-Owned Business Enterprise (MBE) with both New York City and New York State, and we regularly perform prevailing-wage public work.

Do you work with general contractors on new construction?

Both. GCs engage us as a specialty roofing and waterproofing subcontractor on new developments; owners and agencies engage us directly for restoration. Either way the work is self-performed by L&M crews.
