Coney Island Phase I is a 446-unit affordable mixed-use development by BFC Partners, L+M Development Partners, and Taconic Investment Partners — two 16-story towers over a 7-story podium, steps from the historic Coney Island boardwalk and MCU Park. L&M Roofing self-performed the roofing package: an American Hydrotech hot fluid-applied rubberized-asphalt (PRMA) membrane with ballast and pedestal-set concrete pavers across the 8th-floor amenity and green roofs, Versico EPDM at the bulkheads, custom NYS-PE-engineered metal coping, and roof expansion-joint systems — backed by 20-year no-dollar-limit warranties.
